Sarah answered:
“My father turned down you for thirty years.”
He left.
That evening Everett asked:
“Why not sell?”
Sarah looked surprised.
“You want?”
“I don't know.”
“Money is a lot.”
“Yes.”
“Then?”
Everett thought.
“Granddad wanted line.”
“He wanted ownership recognized.”
“Maybe he would sell after.”
Sarah smiled.
“You’re more practical than I thought.”
Everett shrugged.
She continued:
“I said no because deal isn't just strip.”
“Bridge and trucks change creek.”
“Pasture.”
“Noise.”
“Water.”
“Maybe worth more than fifty.”
“So negotiate?”
“Maybe someday.”
“But not while he’s using our debt to pressure.”
Everett nodded.
This was first time he understood ownership not same as never selling.
Ownership meant choosing terms.
That became important later.
Court case moved into mediation.
Judge ordered.
Harold sat opposite Sarah.
Lawyers.
Mediator.
Everett not inside because minor, but waited hall with notebook in backpack.
Harold offered:
- recognize 10 acres Cole
- retain 8
- pay $20,000
- access easement
- no admission.
Sarah declined.
Second:
- recognize all 18 to Cole
- Briggs gets gravel access easement for $60,000
- each side pays fees
- no adverse possession.
Sarah considered.
Her attorney advised business issue.
Everett was called in? Could consult outside, not formal. Sarah asked during break.
“What do you think?”
He said:
“Do you want trucks?”
“No.”
“Then no.”
“Money could save farm.”
Everett looked down.
“Then maybe yes.”
Sarah frowned.
“That isn't answer.”
He thought of grandfather.
The willow cuttings.
Why plant?
To hold bank.
Thirty-two trucks daily would need bridge, road, reshape bank.
His grandfather valued meadow.
But if losing farm because debt, preserving meadow meaningless.
He asked:
“What would Granddad do?”
Sarah shook head.
“He's not here.”
That hurt.
Then she said:
“We decide.”
They rejected.
Mediation failed.
Trial set ten months later.
Farming continued.
That may be most important.
Cows did not care about litigation.
Fence needed repair.
Hay cut.
Calf born breech at 2 a.m.
Everett helped veterinarian.
School tests.
Rain.
Drought.
