The first slide displayed the words:
PROTECTING SONORAN CREST PROPERTY VALUES.
Marcus sat near the back beside Delores and his attorney, Andrea Price.
Andrea was forty-five, a real-estate litigation attorney who had spent fifteen years representing property owners and community associations in disputes involving governing documents, construction defects, and access rights.
She understood that HOA boards could possess legitimate powers.
She also understood how easily those powers could be exaggerated by someone determined to control a neighborhood.
Before the meeting began, she leaned toward Marcus.
“Don't argue with her personally.”
He nodded.
“I won't.”
“Let her explain the authority she claims.”
Marcus looked toward the front.
Vanessa was smiling at residents as though nothing unusual had happened.
He exhaled.
“I've been waiting four years for that explanation.”
Andrea gave a small smile.
“Then tonight might be educational.”
The meeting began.
Vanessa thanked everyone for attending.
She spoke about the importance of maintaining standards, protecting investments, and preventing misinformation from damaging the neighborhood's reputation.
Then she displayed a photograph of Marcus's swimming pool.
Beautiful turquoise water.
Palm trees.
White stone.
And the closed warning signs near the steps.
She pointed toward the screen.
“This is the condition that has caused weeks of unnecessary panic.”
Marcus remained still.
Vanessa continued.
“Mr. Ellison has been making unverified accusations about our drainage improvements.”
Andrea quietly wrote something down.
Vanessa turned toward the residents.
“He has claimed there are dangerous chemicals in his pool, yet he refuses to reopen it and continues to threaten the association with legal action.”
A man near the front raised his hand.
“Vanessa, does he have a laboratory report?”
She hesitated.
“He has something from a private company.”
The man frowned.
“Does it identify contamination?”
Vanessa looked irritated.
“We haven't independently verified his allegations.”
A woman stood.
“Then why did you go swimming in it?”
The room became silent.
Vanessa's face tightened.
“That was an authorized inspection.”
Andrea glanced toward Marcus.
He remained quiet.
The woman continued.
“Did he give you permission?”
Vanessa frowned.
“The association has responsibilities concerning neighborhood safety.”
Another resident spoke.
“That's not the question.”
A murmur passed through the room.
Vanessa raised her voice.
“Please allow me to finish.”
Then she advanced the slideshow.
The next slide showed a photograph of the renovated drainage corridor.
Decorative stonework.
New landscaping.
And a broad service path near the eastern boundary.
Vanessa smiled.
“This project was completed by reputable contractors and represents an investment in the long-term value of our community.”
Marcus felt Andrea become very still beside him.
She leaned forward.
Then whispered.
“Look at the lower-right corner.”
