“Do not accuse anyone publicly of fraud.”

“I wasn’t planning to.”

“Good.”

“What do you think?”

“I think this requires independent review.”

“By who?”

“First, HOA counsel and management company.”

Marcus groaned.

“They work for the association.”

“Correct.”

“Brenda runs the association.”

“Not legally by herself.”

“Practically?”

Rachel paused.

“That’s what we’re about to find out.”

The emergency HOA meeting happened Wednesday night.

Word spread.

Usually twelve residents attended meetings.

That evening, ninety-three people filled the clubhouse.

People stood along walls.

Others remained outside the open doors.

Marcus sat beside Danielle.

Carlos, Helen, Denise, and Frank sat behind them.

Brenda entered at seven exactly.

Pink blazer this time.

Hair perfect.

Expression rigid.

Tyler did not come.

Vice president Harold Bennett sat beside her.

The association attorney, Michelle Landry, sat at the opposite end.

That was new.

Brenda opened.

“This meeting concerns misinformation circulating regarding an unfortunate cleanup incident.”

People murmured.

Marcus almost smiled.

Cleanup incident.

She continued.

“My son mistakenly deposited community debris over several property boundaries while assisting with disposal.”

Carlos whispered:

“He mistakenly visited four specific addresses.”

Helen shushed him.

Brenda continued.

“Certain residents are attempting to weaponize this mistake as part of longstanding disputes with the board.”

Marcus felt Danielle’s hand touch his arm.

Stay calm.

He nodded.

Brenda read for another five minutes.

Authority.

Rules.

Civility.

Harassment of volunteers.

Then Michelle Landry interrupted.

“President Whitmore.”

Brenda stopped.

“For clarity, has counsel reviewed this statement?”

Brenda frowned.

“No.”

Michelle nodded.

“Then I want the minutes to reflect that.”

The room changed slightly.

Brenda noticed.

She moved quickly.

“We will now take comments.”

Marcus did not stand first.

Carlos did.

He walked to the microphone.

“My name is Carlos Alvarez.”

Everyone knew.

“Saturday morning, Ms. Whitmore’s son placed garbage on my property.”

Brenda interrupted.

“Allegedly.”

Michelle said:

“Let him finish.”

Carlos held up his phone.

“I have video.”

Murmurs.

Helen went next.

Then Denise.

Then Frank.

Each described separate footage.

Brenda repeatedly tried to explain.

Community cleanup.

Miscommunication.

Temporary placement.

No malicious intent.

Then Marcus stood.

The room quieted.

He walked to the microphone.

“My family was having a birthday cookout.”

He kept his voice level.

“Garbage was dumped over my privacy fence directly onto the gathering.”

A woman near the back shook her head.

Marcus continued.

“The issue is not whether somebody likes me.”

He looked at Brenda.

“The issue is whether association enforcement records are being created honestly.”

Brenda leaned forward.

“That is defamatory.”

Michelle immediately said:

“No legal conclusions from either side.”
