“You told me the association had authorized it.”

Sandra folded her arms.

“It was an enforcement matter.”

Ruth's eyes filled.

“I paid thousands of dollars because I believed you.”

For a moment, Sandra looked uncomfortable.

Then she shrugged.

“I'm sorry you found the process inconvenient.”

Ruth stared.

“Inconvenient?”

Her voice broke.

“I sold the car my husband spent years restoring because I was afraid you'd take it again.”

For several seconds, nobody spoke.

Then Sandra looked away.

Ruth continued quietly.

“Was that what protecting the neighborhood meant?”

The room remained silent.

Finally, Walter asked Ruth to sit and assured her the audit would include review of affected homeowners' claims.

She nodded.

Then lowered herself into her chair.

I looked toward Sandra.

For the first time, I felt less anger than sadness.

She had been given an opportunity to acknowledge what happened to Ruth.

Not even to admit legal liability.

Simply to recognize that an elderly widow had experienced a meaningful loss.

Instead, she'd dismissed it as an inconvenience.

Margaret continued the presentation.

The next issue was the document used to authorize the attempted removal of my Porsche.

She displayed a copy on the screen.

The HOA logo.

The vehicle description.

The list of disputed fines.

And Walter Mays's signature.

Walter leaned toward his microphone.

“I want the members to understand something.”

The room quieted.

He looked toward the document.

“I did not personally sign or approve this removal authorization.”

A few people gasped.

Sandra moved forward.

“Walter, you authorized the compliance program.”

He nodded.

“I authorized certain administrative work.”

She raised her voice.

“You delegated enforcement responsibilities.”

“Not the authority to create whatever document you wanted.”

The words struck the room.

Sandra froze.

Walter continued.

“The attorney's review has found that my signature image was applied to certain forms through an administrative template. The investigation is examining who used that template and whether they had permission to use it for those purposes.”

Sandra's face reddened.

She looked toward Margaret.

“This is outrageous.”

The attorney remained calm.

“Ms. Holt, you'll have an opportunity to respond. But Mr. Mays is entitled to state what he did and did not authorize.”

Sandra stared.

Then slowly sat.

Harold Fenwick presented the meeting records.

He explained that the board had approved general compliance budgets and vendor services.
